London’s Transforming Skyline

The commercial real estate market in London is looking buoyant. Recent reports from Savills show office take up at an all time high; 30% above the 10 year average with demand up 5% at the end of Q2 2017.

Developers have had a busy few years, and more to come as London’s cityscape appears to be going through a major transformation. There are numerous developments being granted planning permission and an abundance of projects underway!  Here are some of the large projects coming up across the city –

Battersea Power Station

The Battersea Power Station redevelopment will see a significant historic building that closed in the 70’s transform into one of London’s largest mixed used sites (roughly the same size of  The Shard lying down); creating approximately 15,000 new jobs and 3,500 homes!

The project is driven by backing from Malaysia’s most well respected and successful property development and investment businesses; S P Setia Berhad, Sime Darby, and Employees Provident Fund and managed by Battersea Power Station Development Company (BPSDC)

Apple is a significant office buyer and will be Battersea’s anchor tenant, taking up 40% of the developments available office space.

The renovation of such an iconic landmark is an exciting project of which many are anticipating the completion!

Chelsea Waterfront

Chelsea Waterfront development has been designed by renowned architect, Sir Terry Farrell overlooking the Thames. The development will include 25 storeys of residential space along with shops, restaurants, bars and a health and fitness club. The development is located near the cities most fashionable shops, restaurants and bars and an ideal location for London’s most prestigious school and universities.

One Tower Bridge

One Tower Bridge is a well-regarded development overlooking the tower bridge. The development will contain residential space and also has a variety of retail and commercial signings including; The Bridge Theatre and The Ivy Restaurant.

One Blackfriars

One Blackfriars will be located in the centre of London and will offer spectacular views of the skyline while being surrounded by some of the capital’s key attractions including St Pauls Cathedral and Houses of Parliament. It will comprise of a 50-storey tower including residential space as well as a hotel, in addition, a 10,828 sq ft building will be next to the development offering commercial opportunities.

Spire London

Work began on the Spire London in 2016 and set to complete by 2020. The development will become the highest residential skyscraper in Western Europe making a significant impact on the skyline. The building has received the nicknamed the ‘Flower Tower’ because of its unique 3 petal theme. This has come following the architects (Larry Malcic and Christopher Colosimo) design of the building being influenced by an orchid.

70 St Mary Axe 

This development will boast a 24-story office development in the centre of London. The shape of the scheme is very distinctive with curved vertical glass and has because of this, has received the nickname ‘Can of Ham’, which is convenient as it will neighbour the Gherkin!

London City Island

London City Island will be situated on the Leamouth Peninsula by Canary Wharf and be home to the English National Ballet along with other creative and artistic communities.

22 Bishops Gate

22 Bishops Gate will be a new office tower in the heart of London. It will comprise of office space, social spaces, a restaurant and bar and a public viewing gallery. “22 Bishopsgate has been designed to enhance the quality of life of its occupants by adding amenities which make the work experience more enjoyable and effective” – Sir Stuart Lipton of Lipton Rogers.
