Bradford Estates is an historic landed estates business with its principal asset being a 12,000 acre land holding, equidistant between Telford and Wolverhampton. Led by Managing Director, Alexander Newport the business is actively driving new revenue generation through the extensive repurposing of surplus agricultural buildings into business villages; designed to deliver accommodation for care homes, local independant businesses and storage facilities. In addition, the business owns a portfolio of regional, multi-let industrial investments and is actively investing in this sector to increase AUM. This exciting and dynamic newly created role, based at the Estates offices in Weston-Under-Lizard near Shifnall, will be a pivotal, senior position working alongside Alexander to deliver the ambitious business plan as the Estate continues to diversify its revenue generation via commerical property investment and asset management. The role of Property Director is critical to the future commercial success of Bradford Estates as the businesses’ development opportunities only offer long term receipts.

Overview of the Role

  • Manage all aspects of the asset portfolios with an emphasis on long-term, diverse, sustainable income and balance sheet growth
  • Maximise returns from the asset portfolios through effective asset management initiatives including development, conversion, new leases, lease renewals, rent reviews and lease regears
  • Help identify investment opportunities that will complement and enhance the existing portfolios
  • Maintain up to date market knowledge on market trends and future growth areas to help inform investment decisions
  • Provide an opinion if and when assets should be recycled to facilitate alternative investment acquisitions
  • Report monthly to the Managing Director on financial performance of asset portfolios against budgets / objectives / Key Performance Indicators, lease events, investment schedules and matters arising
  • Report to six monthly board meetings including matters arising, performance appraisal against each asset portfolio business plan and recommendations for any change in business strategy
  • Lead, but working with the Finance team, on the monitoring of banking covenants as well as provision of relevant asset portfolio performance to banks
  • Lead, but working with the Finance team, on the timeliness of income collection, chasing of overdue income and addressing bad debts

Key Requirements and Skills

  • MRICS with circa 15+ years of experience working in an asset management capacity, creating and delivering dynamic value add business plans
  • Experience of investment deal execution would be advantageous. You will certainly have well developed appreciation for investment themes and market sentiment
  • You will be very comfortable creating and navigating excel cashflows
  • Lots of experince reporting at a senior level and comfortable presenting within a boardroom setting
  • You will have had experience working with more granular assets, and be familiar with the challenges they present particularly when considering securing essential ESG credentials
  • General commmercial acumen is crucial for this varied role. Attention to detail is equally important.
  • You will have had experience of overseeing external consultants, managing agents, advisers and lawyers and be able to demonstrate ability to effectively orchestrate their activities on your behalf
  • IT proficiency is essential, as is familiarity with the benefits of social media
